Queensland homes are built for a climate that tests them. Subtropical humidity, summer storms and reactive clay soils mean the defects that matter most — timber pest activity, failed waterproofing, footing movement and roof water ingress — are rarely visible during a twenty-minute open home.
A1 inspections follow Australian Standard AS 4349.1 for building and AS 4349.3 for timber pest. We physically access the roof void and subfloor wherever it is safe, walk the roof, test wet areas with moisture meters, scan walls and ceilings with thermal imaging, and photograph every finding so nothing rests on memory or opinion.
Your report arrives the same day, written in plain English and ranked by urgency, so you know exactly what is a safety issue, what is a negotiating point and what is simply normal wear for a house of that age. We then call you to talk it through before you make a decision.
